The proposed zoning amendments include increased setbacks of up to 400' for certain agricultural zoned parcels abutting roadways designated Open/Agricultural Community Character Corridor and located outside of the Primary Service Area on the Comprehensive Plan Land Use Map; increased minimum buffering requirement of up to 200' for agricultural major subdivisions abutting roadways designated Wooded Community Character Corridor and located outside of the Primary Service Area on the Comprehensive Plan Land Use Map; increased buffering requirement for the timbering of properties of up to 50' for parcels abutting roadways designated Wooded Community Character Corridor and located outside of the Primary Service Area on the Comprehensive Plan Land Use Map; increased buffering requirements up to 100' for commercial development for parcels abutting roadways designated Wooded Community Character Corridor and located outside of the Primary Service Area on the Comprehensive Plan Land Use Map; and an allowance for structures made non-conforming by the proposed setback of up to 400 to be permitted to expand, provided the expansion does not further encroach within the setback. The proposed subdivision ordinance amendment is to authorize the application of the increased minimum buffering requirement of up to 200¹ for agricultural major subdivisions abutting roadways designated Wooded Community Character Corridor and located outside of the Primary Service Area on the Comprehensive Plan Land Use Map. 2045 James City County Comprehensive Plan Amendments. Notice is hereby given, pursuant to Sections 15.2-2204, 15.2-2225, and 15.2-2229 of the Code of Virginia, that the James City County Planning Commission will hold a public hearing to consider amendments to the 2045 James City County Comprehensive Plan, including the removal of the current designation of the portion of Old Stage Road located outside the Primary Service Area as a Community Character Corridor, revising the Community Character Corridor list such that the portion of Old Stage located outside of the Primary Service Area no longer be classified as a Community Character Corridor, and removing the recommended development standard for short-term rentals that they "be operated in a manner such that the property owner will continue to live and reside on the property during the rental."
