For parcels that contain non-developable areas, this change will reduce the amount of acreage that can be used to calculate the density of a residential development proposal, as compared with the calculation approach currently included in all districts other than Division 17, Economic Opportunity, EO. ORD-22-0004 Amendments to the Zoning Ordinance Regarding Community Recreation Facilities in Residential Districts. An ordinance to amend and reordain JCC Code, Chapter 24, Zoning, Article V, Districts, Division 3, Limited Residential District, R-1; Division 4, General Residential District, R-2; Division 4.1, Residential Redevelopment District, R-3; Division 5, Residential Planned Community District, R-4; Division 6, Multifamily Residential District, R-5; Division 7, Low-Density Residential District, R-6; Division 14, Planned Unit Development Districts, PUD; Division 15, Mixed Use, MU; Division 17, Economic Opportunity, EO, for the purpose of classifying community recreation facilities with recurring use by outside entities who are not primarily residents of the neighborhood within which the facility is located, as a specially permitted use. An ordinance to amend and reordain JCC Code, Chapter 24, Zoning, Article 1, In General, Section 24-2, Definitions to amend "Retail stores and shops" and add definitions for "Vape/smoke shop" and Vape/smoke lounge." The ordinance also amends Article V, Districts, Division 5, Residential Planned Community District, R-4; Division 9, Limited Business District, LB; Division 10, General Business District, B-1; Division 11, Limited Business/Industrial District, M-1; Division 14, Planned Unit Development District, PUD; Division 15, Mixed Use District, MU; and Division 17, Economic Opportunity District, EO, to remove "tobacco and pipes" from the examples listed within the permitted use "Retail and service stores," and add "Vape/smoke shop and vape/smoke lounge" as a specially permitted use. A request for a special use permit amendment to make master plan and condition changes including, but not limited to, removing camping and RV camping areas and adding a long-term RV and boat storage area and a future JCSA water treatment plant area on the eastern side of the park; re-aligning internal roadways and removing a second entrance on Route 5; and adding and relocating rowing and boat launch facilities.
