James City County VIRGINIA Jamestown 1607 NOTICE OF PUBLIC HEARING The Planning Commission of James City County, Virginia, will conduct a public hearing on June 7, 2023, at 6:00 p.m. in the County Government Center Board Room, 101-F Mounts Bay Rd., James City County, Virginia, to consider the following: Z-23-0003/SUP-23-0013. The Overlook at Rochambeau. A request to rezone an approximately 15.02-acre parcel located at 4097 Rochambeau Drive, further identified as JCC Real Estate Tax Map No. 1340100008, from A-1, General Agricultural, to A-1, General Agricultural, with proffers. The application also requests a special use permit to allow the operation of a place of public assembly used primarily as an event facility. The event facility will be comprised of commercial buildings or groups of buildings that exceed 10,000 square feet of floor area pursuant to County Code Section 24-11(a)(2), and commercial buildings or groups of buildings, not including office uses, which generate, or would be expected to generate, a total of 100 or more additional trips to and from the site during the peak hour of the operation pursuant to County Code Section 24-11(a)(3). Appropriate primary uses for areas designated Rural Lands include agricultural and forestal activities, agri-tourism, rural-support businesses, and certain commercial uses which require very low intensity settings, provided such uses are compatible with the natural and rural character of the area and are in accordance with the Rural Lands Development Standards. Appropriate primary uses for areas designated Rural Lands include traditional and forestall activities, but also innovative agriculture, horticulture, silviculture, and other uses that are compatible with the natural and rural surroundings. Home-based operations which require very low intensity settings relative to the site in which it will be located may be considered on the basis of a case-by-case review, provided such uses are compatible with the natural and rural character of the area and are in accordance with the Rural Lands Development Standards. A request to add approximately +/-2,000 square feet and associated parking to an existing contractor's office on parcels zoned A-1, General Agricultural, located at 4575 & 4579 Ware Creek Road, further identified as JCC Real Estate Tax Map Nos. 14101000158 and 1410100016B, respectively. and designated Rural Lands on the 2045 Comprehensive Plan Land Use Map. Appropriate primary uses for areas designated Rural Lands include agricultural and forestal activities, agri-tourism, rural-support businesses, and certain commercial uses which require very low intensity setting, provided such uses are compatible with the natural and rural character of the area and are in accordance with the Rural Lands Development Standards.
